Establishing the brief
  • An initial meeting in person, ideally in your home, to listen and fully understand your aspirations, desired timescale, geography and budget
  • Together, we collaborate to build your brief, with Michael’s specialist knowledge and experience to define the parameters of the search and to highlight any aspects not previously considered
  • Moving forward, you will receive clear communication and regular updates throughout the process
The search
  • Based on your brief, Michael will carry out an extensive search of suitable on and off-market properties, leaving no stone unturned
  • Each property will be previewed and analysed to identify its pros and cons, to create a viable shortlist of recommendations to be considered
  • Viewings for your preferred chosen properties will be arranged and accompanied by Michael
  • A thorough discussion and debrief process will identify the next steps
Research and advice
  • In-depth checks on your chosen property and its surroundings
  • Detailed analysis of the property, including comparable sales and values within the area
  • Agree and formalise a strategy for moving forward to negotiation
Assembling the right team
  • One of the most important processes is the careful selection of any additional professionals and specialists you may need to secure the process, through from negotiation to completion and beyond
  • If required, Michael can provide recommendations and credentials for solicitors, chartered surveyors, planning consultants, structural engineers, architects and building contractors
The negotiation
  • Fully recognising value is a vital part of the negotiation process
  • Michael is experienced in finding the right balance between acquiring a property at the optimum price and, most importantly, securing it
  • Michael’s reputation, expertise and prior research will undoubtedly add considerable weight to your bargaining power
Due diligence
  • Michael will work closely with all appointed trusted advisors, particularly solicitors and surveyors, ensuring awareness of all practical elements of the property and surroundings
  • Comprehensive inspections will be arranged, where required, to ensure all critical information, such as related planning, boundaries and rights of way, is uncovered
Post completion
  • Michael, and his team, will remain available to support and consult with any future property plans
  • Further specialists, such as landscape gardeners and interior designers, can be recommended and appointed
Renting

 

There are many reasons why a client might wish to rent: a company relocation, international or within the UK; a preference over purchase; a temporary fix whilst in search of the right purchase; or perhaps a stop-gap during the refurbishment of a current home.

 

Whatever your situation, Michael’s in-depth knowledge and contacts within the rental field match those in the sales market.

 

The rental market is fast moving and requires swift decisions in order to capture the right opportunity. The search process for rentals encompasses much of that for purchase, bar the need for assembling additional professionals.
